Capital Smart City Master Plan

Master plan of Capital Smart City Islamabad is designed by Surbana Jurong, which is a great Singaporean company having qualified designers to plan housing projects. Capital Smart City Development Charges Policy

How to resale a plot in Capital Smart City Islamabad?

You can resale your plot in this residential project without facing any challenges. You only need to follow the transfer process and come up with the most important documents to proceed with the plot transfer in Capital Smart City Islamabad

Plot Transfer Procedure

Capital Smart City transfer process can be completed by the submission of the following documents: 

  • CNIC of buyer and seller
  • Original duplication of the membership letter
  • Slip of any paid outstanding fee
  • Slip of MS and transfer fee

The initial step for Capital Smart City file transfer and resale is the ‘Transfer Request’ from the seller to the management with the above-discussed documents. In the second step, the seller has to pay the unpaid issues in accordance with a Statement of Dues (SoD). The seller can get a No-Demand Certificate (NDC) after paying all dues. 

The buyer and seller are presented in the office of the transfer officer to record their mutual statements for the transfer process in the presence of the original copy of the Membership Letter and NIC. The procedure of plot transfer can take up to one month. 

Overseas buyers can use “Power of Attorney” to nominate a trusted person on their behalf. 

Capital Smart City Discount Policy

In 2023, the management introduced a discount policy that was applicable from 21st August to 16th September. There was a 3% discount on the outstanding or due installment for a plot in this housing society. Moreover, customers also got a 6% discount on each advance installment.

New customers who were interested to buy their properties in this residential project got a 7% discount on making 50% payment as a down payment whereas a 12% discount was offered on making 100% payment at the time of booking the plots. 

Capital Smart City Surcharge Policy

The management made an announcement in the last quarter of 2023 to suspend all types of surcharges until 31st July, 2024. The policy of charges suspension is valid for Capital Hills, Executive Block, and Overseas Block in the smart housing society.  

The transfer policy enabled the members of blocked or canceled files with paid 21%-35% amount to make 50% payment before September 15, 2023 to retain their properties. Moreover, the remaining 50% amount is payable within a year.  

CSC Islamabad Transfer Policy 2023

This transfer policy is valid from August 5, 2023 to March 31, 2024. A 65% and a 50% payments must be made for the transfer process for active plots of 2018 and 2019 respectively. 3 quarters and 2 quarters payments must be made in the deadline for relocation and transfer of 2020 and 2021 active plots.

This policy stated that customers can transfer their plots which were reserved in 2022 and 2023 by making a 20% payment.

Capital Smart City Plot Transfer Policy 2024

This plot transfer policy is valid from April 01 to December 31, 2024. Members with 2017 active plots need to pay all remaining dues to transfer their plots. They need to make 85%, 65%, and 50% payments to proceed with the transfer procedure of 2018, 2019, and 2020 active plots respectively.

There are 3 and 2 quarters payments are payable to transfer the active plots of 2021 and 2022. Moreover, you can easily transfer the 2023 active plots easily by making a 20% payment within the policy deadline. The open commercial files purchased before 31-12-2022 can be transferred by making a 75% payment.
